Foreigners who fully own real estate in the UAE are eligible for the UAE Golden Visa, which is available for either 2 or 10 years, depending on the property’s value.

 

10-Year Golden Visa Requirements

To qualify for a 10-year UAE Golden Visa, an investor must purchase real estate worth at least AED 2,000,000 (approximately $545,000). The investment amount is independent of the investor’s family size.

 

2-Year Residence Visa Requirements

To obtain a 2-year residence visa, investors need to buy real estate valued at AED 750,000 (around $204,000) if owned individually. If the property is co-owned by spouses, it must be worth at least AED 1,000,000 (approximately $272,000). Investors can finance the property with a loan, provided that at least 50% of the property’s value is paid as a down payment.
